Current market reference points

No single “average rent” tells you what your apartment will cost, but current datasets are useful for setting expectations.

€620 / month

€1,100 / month

€22.4 / m²

Neighbourhoods change the equation

Idealista’s July 2026 city data showed large differences across broad market areas: Centro Storico was above the city average, while Città Studi–Lambrate, Bovisa/Bicocca-adjacent districts and outer areas were lower. Student searches therefore need to compare commute and price together, not treat “Milan” as one market.

Room vs studio vs shared apartment

Private room

Usually the lowest individual monthly outlay, but you share common spaces and need to evaluate flatmates and bathroom ratios.

Studio

Maximum privacy in a compact unit. Studios often attract high competition because supply is limited.

Shared multi-bedroom flat

Can reduce per-person cost if the landlord accepts multiple students and the rent can be split sensibly.

Costs students often forget

  • Condominium expenses
  • Electricity and gas
  • Internet
  • Security deposit
  • Agency or platform fee
  • Advance rent where requested
  • Initial household purchases or linen
  • Transport if you choose a cheaper but more distant area

How to use market data without being misled

A portal median is not a valuation of a specific home. Furnishing, renovation, floor, lift, energy efficiency, exact street, contract duration and included bills all affect the price. Use current datasets to identify obviously unrealistic expectations, then compare individual listings on a like-for-like basis.

FAQ

Is €600 enough for a room in Milan?

It can be possible, especially outside the most expensive central areas, but Q2 2026 platform data placed the median furnished room around €620. Your timing and location will matter.

Is €1,000 enough for a studio?

Some studios are available around that level, but HousingAnywhere’s Q2 2026 Milan median was about €1,100. Central or premium studios can be considerably higher.

Are bills included?

Sometimes. Housing platforms and residences often show all-inclusive products, while conventional private leases may separate utilities and condominium expenses.

Does moving farther out always save money?

Not automatically. Compare the total cost, transport time and property quality. Some well-connected outer areas can offer better value; others may not suit your campus.
