Do not judge a contract by its label alone
Students may encounter ordinary residential leases, student-specific agreements, transitory contracts, corporate-managed products and residence agreements. The name matters, but the actual clauses matter more.
Read these clauses before signing
- Start and end date
- Automatic renewal, if any
- Notice period for early termination
- Monthly rent and payment date
- Condominium expenses
- Utilities and meter responsibilities
- Security deposit and return conditions
- Inventory and furniture
- Rules on guests or subletting
- Agency/service fees
- Registration details
Contract registration
The Italian Revenue Agency states that rental contracts for real property generally must be registered when they exceed 30 total days in a year with the same tenant. Registration is normally required within 30 days of signing or from an earlier start date. If you are entering a conventional rental, ask how and when registration will be handled and keep the registration evidence.
Transitory and student rentals
A transitory contract can be suitable for temporary housing needs, but do not assume it is automatically the right format for every international student. Ask the agency or a qualified professional how the proposed contract fits your actual reason for staying and any residence-permit or registration needs you have.
Red flags in the paperwork
- Blank or incomplete landlord identity
- Different bank beneficiary from the contracting party without explanation
- Verbal promises that contradict the written contract
- Unclear deposit or refund language
- Pressure to sign without receiving the full document
- Missing address or property identification
- Unexpected fees appearing only at the final stage
FAQ
Should the contract be registered?
For ordinary property rentals over 30 total days in a year with the same tenant, the Revenue Agency states registration is required. Check the specific agreement if your housing is a residence or another type of product.
Can I leave early?
Only according to the contract and applicable rules. Read the notice clause before signing, not when you decide to move out.
Is the deposit the same as rent in advance?
No. They serve different purposes. Ask the agent to itemise every upfront payment.
Should I sign a contract I do not fully understand?
No. Ask for clarification or professional advice before committing to obligations you cannot interpret.
