International students are attractive targets because they often need to secure housing quickly and cannot inspect a property in person. A convincing listing is not proof that the property, landlord or agency is legitimate.

Before you transfer money

    Check that the address exists, the photos are consistent and the listing is not copied from another source.

    Know whether you are dealing with the owner, an authorised agency, a residence or an online platform.

    You should understand the property, dates, amount due, purpose of each payment and cancellation conditions.

    Verified platforms may hold funds or offer tenant protection. Bank transfer directly to an unknown person offers far fewer safeguards.

    Slow down if the story changes

    Different bank accounts, sudden extra fees or a new “owner” at the last minute are reasons to stop and re-verify.

  • Price far below comparable homes in the same area
  • Owner claims to be abroad and cannot arrange any credible verification
  • Payment requested before any contract or booking terms
  • Pressure to pay within minutes or lose the property
  • Refusal to provide identity or agency details
  • Bank beneficiary does not match the person/company in the documents
  • Photos look like professional portal images but the listing exists nowhere else
  • Communication moves immediately off a reputable platform to an unverified channel

Remote viewing options

A live video call, trusted local viewing or verified booking platform can reduce uncertainty. None of these replaces reading the contract, but they give you additional independent evidence that the property and counterparty are real.

Stop further payments, preserve messages and documents, contact your bank/payment provider immediately and report the incident through the relevant platform and authorities. Speed matters when a transfer may still be reversible.
