Rental Agency Fees in Milan: What International Students Should Expect

The advertised rent is only one part of the move-in budget. Clarify the agency commission before you commit to a property.

There is no useful single 'Milan agency fee'

Rental agencies can quote commissions in different ways: a fixed amount, one month's rent, or a percentage of annual rent. VAT may also be added where applicable. The practical rule is simple: ask for the exact euro amount, including VAT, before the viewing or offer stage.

Questions to ask the agency

  • What is the commission in euros?
  • Is VAT included or added?
  • When does the commission become payable?
  • Is it refundable if the tenancy does not proceed?
  • Are there separate contract, check-in or administrative fees?
  • Who is the licensed intermediary handling the transaction?

Calculate the real move-in bill

For an international student, the first payment can combine deposit, first rent, advance rent, agency commission and condominium expenses. Compare properties using the total cash needed to move in, not only the monthly rent.

Why this matters when searching from abroad

Students often shortlist a property because the monthly rent fits their budget, then discover a much larger initial payment. Request the cost breakdown early so you do not spend time on homes that are financially unrealistic.

FAQ

Is the agency fee included in the rent?

Usually it is a separate transaction cost, unless the listing explicitly states otherwise.

Does every rental have an agency fee?

No. Direct landlord rentals and some managed platforms use different fee structures.

Should I ask about the fee before a viewing?

Yes. Knowing the total cost early makes comparison much easier.
