1. Start with the campus, not the postcard
The Duomo is not a housing strategy. Find your actual teaching location, then map realistic routes from neighbourhoods that fit your budget. Milan is compact enough that a direct tram, metro or suburban rail connection can matter more than being geographically central.
2. Set two budgets
Set a maximum monthly housing budget and a separate maximum move-in budget. The second one should account for deposit, agency or service fees, condominium expenses, utilities and any advance rent. This prevents a property from looking affordable until the final step.
3. Prepare documents before you need them
International students can lose time when the right apartment appears but identity, university or guarantor documents are still scattered across email accounts. Create one folder with clean PDFs and ask the agency what it needs before the viewing.
4. Learn the contract before the keys
Ask: What type of contract is this? When does it start? When does it end? How much notice is required to leave early? What is included in rent? Who registers the contract? What happens to the deposit? If the answers are unclear, the apartment is not ready to be evaluated financially.
5. Verify the property and counterparty
For remote renting, confirmation matters more than speed. Use trusted platforms, established agencies or local verification. Do not rely only on polished photos or a WhatsApp conversation.
6. View the home like a tenant
- Check noise with windows open and closed
- Look at natural light, storage and actual room proportions
- Inspect kitchen and bathroom condition
- Confirm heating, cooling and hot-water systems
- Check the entrance, lift and common areas
- Walk the surrounding street and nearest transport stop
- Compare what you see with the written inventory and listing
7. Decide quickly, not blindly
Milan rentals can move fast, especially at the start of the academic year. The solution is not to skip checks; it is to complete the checks before you are emotionally attached to a property. A clear brief and prepared documents make faster decisions possible without lowering standards.
